The date that matters

1 January 2027.

Rental properties have needed interconnected photoelectric smoke alarms since 1 January 2022. From 1 January 2027 the same requirement reaches every remaining domestic dwelling in Queensland.

For a rent roll that means two things. Any property taken on that has not been brought up to standard is a problem now, not in January. And owners who also occupy elsewhere, or who are considering selling, have a deadline of their own coming that most of them have not thought about yet.

Scope

Smoke alarm compliance

Photoelectric, interconnected alarms to AS 3786-2014 — in every bedroom, in the hallways between bedrooms and exits, and on every level. Existing alarms checked for age and sensor type, non-compliant units replaced.

Electrical safety inspections

A written report on the condition of the installation, with anything that needs attention listed and priced separately so you can take it to the owner.

Safety switch installation

Safety switches fitted to circuits that do not have them, tested on completion and certified. Common in older inner-west stock where only part of the board was ever upgraded.

Switchboard upgrades

Ceramic fuses replaced with circuit breakers, circuits traced and labelled, and capacity checked before a tenant adds an air-conditioner to a board that cannot carry it.

Air-conditioning between tenancies

Servicing, cleaning, repairs and replacement, handled on the same visit as the electrical work rather than by a second contractor on a second day.

Certificates for your file

Every job comes with the Certificate of Testing and Compliance required in Queensland, sent through with the invoice rather than chased later.
